Prospective Residents

ForeShore offers the greatest inventory of single-family residential rental property in the Bluffton area. We understand that finding and securing a rental is a time-sensitive and oftentimes stressful process. We are committed to making your transition into a new home as smooth and timely as possible as we assist in helping both locals, and others relocating from elsewhere, find rental homes that suit their needs. Our application is located online for your convenience.

Rental Procedure

  2. Contact Our Office 843.815.2838 to Set up a Showing Appointment.

    Our Property Managers and Leasing Agents prefer to conduct showings during ForeShore’s business hours (Monday-Friday, 9:00 AM-5:00 PM), however, we understand that there are sometimes cases when this is not possible. We will do our best to accommodate any unique situations, but cannot guarantee the availability of a leasing agent outside of regular office hours. In addition, we offer virtual showings for those who want to view a home before applying but are currently unable to travel to see the property in person. Occupied properties require 24-hour notice to the tenant to show the property. We strongly recommend calling our office to speak with a leasing agent prior to submitting an application. Our properties often have requirements and exclusions specific to the property and there is a possibility that an application has already been received and is in process. We do not take listings down from our website until a lease has been executed.
  3. Fill Out Online Application for all occupants 18+

    The blue Apply Now icon is located on the right side of the corresponding listing. Please note the application process is first come, first serve. An application for a property is $50/person and is not considered complete until all adult occupants have submitted an application and provided all necessary documentation for themselves and their pets. Pets and assistance animals must be registered and qualified through our third-party pet screening service. Application fees are non-refundable.
  4. Fill Out Petscreening Application for pets and assistance animals.

    For owners that are pet friendly, Foreshore’s typical pet policy allows for one small, mature, housebroken dog under 30 lbs. A pet fee of $500 is required for every animal and is non-refundable. We do not allow cats, puppies (under 3 yrs old), aggressive breeds, or fish tanks. If you are renting from ForeShore and have a pet or assistance animal, you must complete an animal profile, which is administered by a third party. The screening costs $25 for a single animal, however, applicants with assistance animals are not charged the application fee.
  5. Once we have received completed applications they are screened and we will be in contact with you within the next couple of business days for further information and instructions!

Rental Requirements

  • Credit and background screening are required for all applicants over 18 years old
  • Social Security # or ITIN # required for credit and background check
  • Minimum Credit Score 600
  • Proof of Income (if self-employed, a copy of bank statements)
  • Gross income at 3x rental rate
  • Copy of driver’s license
  • Rental history verification
  • You are not eligible to rent from ForeShore if you have been evicted in the last 5 years, are in collections or have a judgment from another property management company or apartment community, or have criminal convictions that jeopardize the safety of other residents or the property itself.
  • Pets and assistance animals are screened using a third-party screening service, Petscreening.com. You will need to provide a note from your vet showing breed, weight, and verification of current rabies vaccination during the pet screening process. Assistance animals require a current letter from your healthcare provider.

Current Residents

Once we find you the perfect home, we will respond quickly to problems that may arise while living at the property in order to make your stay with us comfortable and rewarding. Log into your tenant portal to submit maintenance requests and pay your rent conveniently online. Through the portal you can also access your lease documents for reference if you have a particular question regarding your specific responsibilities as a tenant, they do vary by property. Universally, ForeShore requires tenants to keep the yard watered and free of fire ants, replace batteries, lightbulbs, and refrigerator filters, and HVAC filters not located on a vaulted ceiling.
