The LowCountry's Changing Rental Marketplace

Starting in 2008 until just a few months ago, the Hilton Head Island and Bluffton rental market was flush with properties from condos to homes. Since the end of last year, the dynamic has changed. Many of the unintentional landlords from 2008 - 2014, can finally sell their properties without taking a loss.  Homes are selling but many of these properties are being purchased by primary home owners.  This is significant because an already tight rental marketplace will continue to get tighter as these homes are taken out of the available inventory.

When schools let out this summer, people had better be prepared.  As inventory shrinks, prices will definitely see a spike around the LowCountry.  

Downtown Bluffton - Urban Feel, Small Town Living

The downtown Bluffton area is HOT.  In the last few years the area has morphed from a sleepy town before the bridge to Hilton Head Island to an active downtown destination with an urban feel.  From outdoor music at several venues such as The Old Town Dispensary and Captain Woody's to Wine Bars such as, Corks, Vineyard 55 and Latitudes to Bluffton's newest neighborhood sports bar The Infield.

The Promenade and Calhoun Street development have breathed new life into downtown Bluffton Festivals, outdoor events, a Farmers Market and more regularly bring activity to the downtown area. 

Downtown Bluffton is a walking and active golf cart friendly town. There are live/work options of living at the Promenade & Bluffton Village, and planned community living such as Bluffton Park, Stock Farm, Tabby Roads and Bluffton's newest community under development, Kirk's Bluff all within walking distance to the action.  Outside the planned communities, houses along the downtown streets are also excellent options for convenient living to downtown.  If you aren't a walker, buy a street legal golf cart and join the locals in navigating the downtown streets.

When the day comes that you decide to rent your condo, house or townhouse there are important decisions to make. A professional property manager can help prepare you for a successful property management experience. Below are some of the questions that need to be decided before you answer the question of rental rate?
  1. What is going to be included in the rental rate?  Landscaping, pest control, trash collection, pool maintenance (if applicable), water?
