Vacation Rental Terms & Conditions
Weekly rentals are from Saturday to Saturday and rates include all cleaning fees. There are additional charges of 11% South Carolina Tax and Local Occupancy Tax and a $49 damage waiver protection policy. A 33% deposit is required when the reservation is made. The balance is due at least 60 days prior to arrival. Visa, MasterCard, and Discover are accepted. There is also a reservation /administrative fee. ($50/ condo and $70/house)
•If you are staying more than one week, every additional week you stay, add 30 days on to your balance due date.
•All cancellations are subject to an $85.00 administrative fee.
•For a refund, a cancellation must be submitted in writing and received 60-days prior to arrival. (less an $85.00 cancellation fee).
•Cancellation within the 60-day period will result in the forfeiture of your 40% deposit. ForeShore is not responsible for events beyond our control, e.g. inclement weather, hurricanes, traffic delays, maintenance issues.
•There will be no refunds for early departures or no-shows.
•Allow 10 business days to process your refund. Guests will not receive a refund until all funds have cleared the bank or are not in dispute.
Check-in & Check-out
•Check-in is 4:00 PM or later. Please do not enter the home or villa before this time unless you have permission. Additional rental fees will be charged to your credit card if you are found to be in violation of this policy. Occasionally during peak seasons, your home or villa may not be ready until 6:00 PM.
•Checkout is 10:00 AM or earlier. No exceptions!
•All homes and villas are cleaned and inspected upon your departure and is included in your rental fee.
•We are not responsible for items left behind. There is a $25.00 minimum charge, plus postage, for packaging your items and returning them to you.
• We reserve the right to charge the credit card on file in for damages or incidentals incurred your stay that are outside the coverage provided by the damage waiver.
•The home is privately owned and equipped for basic vacation needs. Bedding and bath towels are provided for the maximum number of possible guests stated for the home. Kitchen utensils and soap and paper products are made available. You will need to bring or purchase additional supplies.
•Beach equipment and beach towels are not provided in most of the properties. Do not use home or villa linens as beach blankets.
•Your credit card will be charged for additional cleaning if carpet is found to be excessively dirty.
•A lockout fee of $35.00 is due when there is an after hours lockout from the home or villa.
•Telephones are provided in most properties. Local calls are free. Use a calling card or dial collect to place long distance calls.
•Maintenance problems in the home will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment, which includes TV's, VCR's, DVD's, air conditioning units, hot water tanks, elevators, stoves, refrigerators, door locks, hot tubs/spas, pools, etc.
•Take note of the maximum number of guests allowed in the home or condo / villa before making your reservation.
•Weddings, receptions, and parties of any kind are not allowed without a written request and approval from the owner.
•Trailers, motor homes, and/or recreational vehicles are prohibited.
•Pet Policy - No pets allowed.
•No Smoking – The condo is Non-smoking! No exceptions!
•Rates: Rates, fees and taxes are subject to change without notice.
•The client making the reservation and signing the rental agreement must be 25 years of age or older and must occupy the rental properly the entire term of the rental agreement. This beach homes is not available for rent to vacationing students or guests under the age of 25. This policy is strictly enforced and will result in eviction.
Damage Insurance is mandatory and part of every reservation. $49.00 covers accidental damage inside the home, villa or condo for up to $1500.00.
Vacation Insurance Protection: Highly recommended – especially June – November.
Guest reservation deposits must be placed in a S.C. Escrow Account as required by SC Real Estate Law. Guests authorize ForeShore, LLC, Licensed Property Management Company (LLC) of South Carolina, to receive any and all interest that may be earned from the ForeShore, LLC Escrow Account monies that are being held.
Guest agrees that ForeShore does not own the rental property and is acting as agent / manager for the Owner. If the Owner of the property reserved for the guest cancels his management agreement with ForeShore, or sells, or should other acts outside ForeShore’s control occur, guest may be provided an alternate, comparable property at the same rate. If alternate accommodations aren’t available guest agrees to accept a full refund of monies and no additional compensation.
Guest agrees to indemnify Owner and ForeShore for any damages to rental property that result from guest, excluding normal wear. In a case of malicious abuse to property or contents, guest herein authorizes ForeShore to charge damages to credit card provided with the reservation
